Mesh / Network redo

Somewhat of a lurker.... but I'm at the end of my tether with working from home and crappy network connectivity(especially at TV) and need some advice.

I have the following equipment already:
4 x 1 Gb power-line adapters tp-link power-line and Wifi
Tp-Link Archer c7, Dlink DIR-825 .

Current setup, Fiber comes into study(far end of house), shared via dlink to main server ( network 1 - 2.4 GHz & 5Ghz).From dlink via powerline to Lounge (4 walls). From lounge via 2nd powerline on an extension cable to Tv ( I cant get poweline reception to TV over internal wiring no matter what combo I try, ). Powerline 3 to TV and shared via C7 ( network 2, 2.4 GHz & 5Ghz).Powerline 4 to Security system.

What I need:
Wired connections 1 @ server, 1 @ Security DVR, 4 @ tv.
Wireless node at server node at TV

The extension lead to TV needs to go, thus I need to rework the install or invest in Mesh.
I have read up on the Ubiquity and cant figure out how I would wire it in my house.
The other threads on mesh orbi rbk 13 and huawei Q2 seem to both give good feedback but the ports are limited to 2/3.
During my research Orbi rbk20/50 seems the best overall but since I need 3 nodes, it gets really expensive
I had though to wait for the launch of the Deco X20, but not sure when it will happen or final specs

Any thoughts appreciated
 
Where you based ?
Ubiquiti stuff is great and well worth the investment if you going mesh

Can you run ethernet cables from the study to the devices that you need?

If you can run cables, have a look at the Unifi AC LR access point - you could install one or two of those for wireless coverage.

I'm a bit old school with networking - I like cables where possible and non-mesh solutions everywhere else.
 
I agree
If possible cable is always 1st choice, so I wire whatever is possible. I might be a hassle up front but then it’s done.

Deco X20 is now available, but at 7K it out of my range.
Decided to not hardwire and to go with a Tenda MW6. placed a node at each point were wired connection was required
The Tenda App is not great, it keeps freezing it is also the only way to access the setup, no web UI.
But once its all setup, the Mesh works well!
I added a 4 port switch at lounge for the additional wired devices, otherwise everything is working and speeds are limited by the fiber only.
Was also able to get the smart switches sorted with no issues.
Removed 4 plc devices and 2 routers which are no longer needed! down from 4 APs to "1"

How are you finding the throughput and coverage of the MW6?
 
Coverage is more than I need on my big property
Throughput is limited by ISP connection , these are speedtest results from the whole property ±1400m² at various points (including the corners).
Speed results

The limitation I assume is my ISP 20/10.
So far i have noticed that it can sometimes take 1-2 sec to transfer to the next node if your are constantly changing, but cant measure this yet.
Other than the app that freezes and is not great. (which is once-off for setup)
I'm very happy so far, but I'm also not a power user thus this is typical home tests.
